Is New for You?

Everyone loves a brand new model home: perfect decor, fabulous finishes, lush landscaping. What’s not to love? Well, it’s no secret that a brand new build will cost more than an already-occupied home, apples-to-apples. So, with the added cost for current layouts, up-to-date appointments, and shiny new everything, the real question remains: Are new homes in Henderson Nevada for you?

As part of our “Is New for You?” series, this post covers a hot topic (pun intended). One factor to consider when comparing new to not-new is energy efficiency. In the Anthem area, where summer highs average above 105°F, we are all too familiar with energy efficiency and hearty electric bills (granted, we make up for it in the winter, with our mild temperatures and mostly natural gas-fueled furnaces). But, is there a difference between dual-pane low-e windows installed in 2001 versus dual-pane low-e windows installed in 2014? Can you actually feel the difference between a home with a radiant barrier installed versus one without? Does a higher SEER rating on one A/C unit really amount to much energy saved? Well, yes: According to the 2009 American Housing Survey, all homeowners spent an average of $0.78 per square foot per year on electricity. So, a 2,000 square foot home costs an average of $1,560 per year to heat, cool. By comparison, brand new homes in the same study averaged $0.65 per square foot per year on electricity. Meaning, that same 2,000 square foot house – if brand new – will cost an average of $1,300 per year to heat, cool; a difference of more than 17% per year when you consider that the “all homeowners” average included the new homes data.

So, we know that on average new homes in Henderson Nevada will have lower utility bills than an older one, but are you saving enough?

Remember that many more factors should be used to determine a home’s true energy efficiency – electricity is merely one piece of the puzzle. We’ll explore other energy factors in later posts in our “Is New for You?” series. Stay tuned!

COMING SOON! Brand New Homes to The Club at Madeira Canyon!

To be blunt, Anthem real estate makes us happy. We can’t explain it, but we know first-hand that many of our neighbors and clients (secretly) feel the same way. So, to feed our addiction (maybe yours, too!), we wanted to post today that there will be NEW HOMES and NEW MODELS at The Club at Madeira Canyon coming very soon! All the details are still being worked out, but this much we know:

  • They’ll be built behind the guard gate at The Club at Madeira Canyon, so access to the fabulous clubhouse will be included for every new owner.
  • VIEWS will be plentiful!
  • Homes will range between 3,600 and 4,200 square feet, so these are going to be spacious, family homes.
  • A minimum of 4 bedrooms is included with each plan, so a family of any size will have elbow-room to spare.
  • Pricing is set to start in the low-$400s, so they will likely include mostly luxury finishes (ie: slab granite countertops, custom hardwood cabinetry, energy-saving features, etc.).

Keep in mind that these will be some of the last available new construction homes in Anthem ever to be built. There isn’t much land left, so if you’re set on buying a new (brand new!) home in Anthem, then you should definitely give these some thought.
